건설사업관리 단계별 대가 사용비율에 관한 연구

초록

Recently, the construction industry is going to enlargement, complexity and spcialization, so it requires a specialized Construction Management(CM). Public institutions introduce and carry out CM services, however there is not CM payment standard in domestic construction industry. The phases of CM can be divided into pre-design, design, procurement, construction, and post-construction phases. Among those, the construction and post-construction phases are overlapped with the services of current construction supervision system. The CM fee would be easily assumed, if the fee ratio for each phase of CM are figured out. This study as a former phase for establishing CM payment standard mainly suggests the approximate fee ratio for each phase of CM, revealed from the surveys. The results of this study could be applicable to assume the payment of CM in especially public owners who want to procure their construction projects by the CM contract.
