With the increasing need for warehouses and distribution centers mainly due to growth of e-commerce many companies rent storage space from a third-party logistics (3PL) warehouses as needed instead. Warehouse rent represents the value of the rental storage space in terms of its physical, locational, and transactional attributes. Investigating how the warehouse rent is determined allows us to better understand the supply and demand relationship in the warehouse rental market. This allows warehouse landlords to better formulate their marketing strategies and warehouse renters to reduce search costs. However, warehouse rent has not received much attention in the previous literature except for a few studies relying on a conventional ordinary least square (OLS) regression model applied to the entire study region. The objective of this study is to investigate the spatial variation of warehouse rent and its determinants which can contribute to improved understanding of the warehouse rental market at the local level. Based on the warehouse rent data including both dry and cold warehouses in Seoul Metropolitan Area of South Korea, we used a Geographically Weighted Regression (GWR) that allows regression coefficients to vary over space. As a result we were able to discover how the effects of transactional, physical, and warehousing service related factors vary over space in the study region. The GWR model outperformed the conventional OLS model in terms of the explanatory power. The results from this study can provide meaningful information to many stakeholders in the warehouse rental market when making warehouse rental, buy/sell, and and investment decisions.
